Roughly forty-five per cent of the housing here dates from 1991 or later, with only about eight per cent predating 1961, so the town as a whole is not old housing stock. The exceptions are sharply defined and worth knowing. Werden’s Plan in downtown Whitby is a heritage conservation district of around two hundred and fifty properties and holds the greatest number of historic residential streetscapes in the downtown. Brooklin is the other, a district of a hundred and sixty-nine properties in a village founded in 1840 around a flour mill on Lynde Creek and renamed at a meeting of about three hundred inhabitants in August 1847. Those two cores carry Victorian fabric on plank subfloor. The north Whitby subdivisions off Taunton and Rossland are a different proposition entirely.

Is Whitby old enough for floor squeaks to be common?

The village dates from 1840, when a flour mill was built on Lynde Creek, and it was originally called Winchester. It was renamed Brooklin at a meeting of around three hundred inhabitants in August 1847, and by the 1850s it had mills, a tannery and a foundry. Its Victorian fabric is protected as a heritage conservation district of 169 properties.

Our house is in a newer north Whitby subdivision and it squeaks. Why?

In newer construction a squeak usually means a fastener missed a joist, a subfloor panel was not pulled tight, or a floating floor has shifted at a seam, rather than decades of accumulated movement. If the home is recent enough it may also fall under new home warranty coverage, which is worth checking before paying for a repair.
