Lakeview housing, explained

The densest postwar bungalow stock in the city

Lakeview is, by the City’s own community profile figures, the best match in Mississauga for the work we do. Of its dwellings, 34.2 per cent were built between 1946 and 1960, more than four times the city-wide rate for that period, with 40.2 per cent predating 1961 and 82 per cent predating 1981. It is also 58 per cent single-detached against a city-wide 44.6 per cent and 72.2 per cent owner-occupied, so it is genuinely ground-related family housing rather than apartments. The history behind it is unusual: Curtiss Aeroplanes established Canada’s first aerodrome and flying school here in 1915, there were over three hundred residents by 1923, Depression-era arrivals bought cheap land and built their own homes, and by 1950 the area had gone from rural to suburban. Notably, nine per cent of Lakeview dwellings are flagged as needing major repairs against 5.1 per cent city-wide.

Lakeview squeaky floor questions

What makes Lakeview different from the rest of Mississauga?

Its age profile. The City's community figures show 34.2 per cent of Lakeview dwellings were built between 1946 and 1960, more than four times the city-wide rate for that window, and 82 per cent predate 1981. It is also 58 per cent single-detached against 44.6 per cent city-wide, so there is far more ground-related older housing here than almost anywhere else in the city.

Some Lakeview homes were owner-built. Does that change the repair?

It changes how we approach the diagnosis. Depression-era arrivals in Lakeview bought cheap land and built their own homes, which means construction details vary considerably from house to house rather than following one builder's standard. We look at what is actually there rather than assuming a typical assembly.

Is the new Lakeview Village development going to affect the neighbourhood's housing stock?

Not for some years. Lakeview Village is a 177-acre redevelopment whose master plan was endorsed in November 2019, with the first building's construction launched in October 2024 and first occupancy scheduled for early 2029 on the City's own timeline. The existing postwar housing stock is unaffected by it.
