Kanata housing, explained

Beaverbrook and Katimavik, Kanata's original neighbourhoods

Kanata’s oldest houses are in two planned neighbourhoods. Beaverbrook was the first, laid out by Bill Teron as a garden-city community, with Tiffany Crescent developed in 1964. Katimavik followed, starting with the Chimo Drive area in the early to mid 1970s on Teron’s model; the Chimo Drive area still keeps its original architectural style. Later builders extended Katimavik west of Castlefrank Road and onto land between Kakulu and Hazeldean roads annexed from Goulbourn Township, through the 1980s and early 1990s. Kanata became a city in 1978 and joined Ottawa in 2001. In the census tract covering the Katimavik area, 92.1 per cent of dwellings predate 1991 and only 0.4 per cent were built after 2000 (Statistics Canada, 2021 Census Profile). That is a settled stock of detached houses and townhouses, now roughly 30 to 60 years old, typically on nailed plywood or early sheet subfloor. Newer parts of Kanata, such as Morgan’s Grant, where development began in the late 1980s and much was built in the 2000s, are younger housing.

What we fix in Kanata homes

1970s and 1980s Katimavik homes

Little rebuilding in Katimavik

Almost all of the Katimavik area predates 1991, so a house's age is easy to pin down.

From one of our repairs

What water does to hardwood at a door

Water coming in under this patio door ruined the hardwood at the threshold. Where a door like this opens onto a hardwood floor, the boards at the threshold take the damage first, and they are cut out and replaced back to sound wood.

How we approach a Kanata house

Honest about newer Kanata

Newer areas such as Morgan's Grant squeak for different reasons, mostly construction details, and we say so.

Upstairs squeaks traced to the joist

Footsteps heard through the ceiling are located against the joist layout, not guessed at.

What a Kanata squeak repair costs

In a Katimavik or Beaverbrook house, an upstairs squeak is often one subfloor panel moving on one joist, fixed from above through the finished floor in the middle tier. A whole upper floor loose across its joists, or work through a finished ceiling, moves to the subfloor tier. These are budgeting ranges. The price that applies is the one in your written quote.

Kanata floor questions, old and new areas

Is Kanata too new to have squeaky floors?

Parts of it are, and parts are not. Beaverbrook and Katimavik are older housing on nailed subfloor, and their houses are old enough for those connections to have loosened: in the Katimavik tract, 92.1 per cent of dwellings predate 1991. Newer areas such as Morgan's Grant, built from the late 1980s and through the 2000s, are younger, so a squeak there is more likely a construction detail, such as a fastener that missed a joist, than the result of age. We can look at either kind of house, and we will tell you which one you have.

Our Kanata house is two storeys and we hear every step upstairs. Is that fixable?

Usually, yes. In a two-storey house the bedrooms sit over the living space, so movement in the upstairs subfloor is heard clearly below. The fix targets the specific connections that are moving, either from above through the finished floor or from below if the ceiling can be opened.

Do Beaverbrook and Katimavik houses differ from each other?

Somewhat. Beaverbrook is the older of the two, with its first street developed in 1964, while Katimavik's main building ran from the early 1970s into the early 1990s. A gap of a decade or more can show up in subfloor material and fastening, so we confirm what is under your floor rather than assume.
