The High Park area reads as Victorian, and some of it is, but the bulk of the surviving housing in High Park North went up after the First World War once Bloor Street was widened and evened out. What that produced is two and three storey detached brick homes in Victorian, Edwardian and Tudor styles, which is a tall, heavily loaded floor structure by the standards of the period. Swansea, immediately south, is documented more precisely still: the typical house there was built between 1905 and 1935, with a mix of semi-detached homes and bungalows through the middle of the neighbourhood. Both are firmly in the plank-subfloor era. Worth noting the exception: the former industrial site in Swansea’s southeast corner has been redeveloped since 2000 into townhomes and condominiums, which is a completely different floor system.

Our High Park house is three storeys. Does that change how a squeak is fixed?

It changes the diagnosis more than the repair. In a taller house, a noise you hear on the second floor can be movement in a joist span carrying load from above, so we work out which level is actually moving before touching anything. The repair itself is still targeted at the specific connection, but finding it takes a little more care.

Are Swansea houses the same as High Park North houses?

They overlap but they are not identical. The typical Swansea house is documented as built between 1905 and 1935 and includes a lot of semi-detached homes and bungalows, while High Park North's surviving stock is weighted toward larger two and three storey detached brick houses built after the First World War. Different scale, similar era, similar subfloor.

We are in one of the newer Swansea townhomes. Would ours squeak?

The former factory site in Swansea's southeast corner has been redeveloped since 2000, and newer construction squeaks from a fastener that missed a joist or a floating floor panel that has shifted, rather than from a century of seasonal movement.
