Squeaky floor repair in Riverdale

Squeaky Floor finds and fixes the loose board, fastener or subfloor connection making the noise in Riverdale homes.

Riverdale was annexed to Toronto in 1884, and its side streets carry Victorian and Edwardian semi-detached and row housing, with the Blake-Jones pocket documented as running from the 1870s through the 1930s.

Riverdale housing, explained

The oldest floor systems we work on

Riverdale is among the oldest residential fabric in the city, and it is also the shape of house that squeaks most. Two and three storey semi-detached and row housing on narrow lots means bedrooms sit directly over living space, so every step upstairs loads a joist span that somebody is sitting under. The original floors are strip hardwood over a plank subfloor, often laid diagonally across the joists because that was how rigidity was achieved before sheet goods existed. A century and a half of that assembly working through seasonal moisture cycles leaves a lot of individual boards free to move. Redevelopment in Riverdale has been concentrated in the South Riverdale industrial belt rather than the residential core, so the housing stock we are called to is largely intact.

Riverdale squeaky floor questions

Our Riverdale semi has floors laid diagonally under the hardwood. Is that a problem?

No, that is normal for the era and it was deliberate. Before plywood existed, laying plank subfloor diagonally across the joists was how builders achieved rigidity in the floor assembly. It works. The squeaks in a floor like that come from individual planks working loose from their nails over time, not from the diagonal layout being wrong.

Can you work on a Riverdale rowhouse without disturbing our neighbours?

Mostly, yes. Squeak repair is not demolition. The work is localised to the affected boards, and where we can reach the joists from below it is quieter still. We will tell you honestly if a particular repair is going to be noisy so you can give a neighbour warning rather than being surprised by it.

The upstairs floor in our Riverdale house is noisy right through the ceiling below. Is that fixable?

Usually. In a narrow two or three storey house the bedroom floor is also the ceiling of the room below, so movement carries. If the ceiling below is finished, we work from above through the finished floor; if it is open or can be opened in a small area, working from below is cleaner. Either way the fix targets the specific connection that is moving.
