Sandy Hill housing, explained

A neighbourhood split in half by era

Sandy Hill divides at Laurier Avenue. North of Laurier is much older, with many buildings from the nineteenth century; south of Laurier was largely built after the Second World War. The land was Louis-Theodore Besserer’s estate, and the name comes from the sandy soil. The Wilbrod Street heritage conservation district, recognised by the City under By-law 307-82 in 1982, holds large villa-style houses built from 1870 into the 1920s in brick veneer and stone, and many of them have since been subdivided into rental units or taken over as embassies (Canada’s Historic Places register). Those older houses typically have board subfloor on sawn joists. The postwar houses south of Laurier are closer to early nailed plywood. A divided house adds one more factor: a squeak in an upper flat is heard by whoever lives below.

What we fix in Sandy Hill homes

Board subfloor in large old houses

Nineteenth-century and early 1900s houses on board subfloor over sawn joists.

Postwar sheet subfloor

Early nailed plywood south of Laurier, loosening as the joists dry and shrink each winter.

Divided and converted houses

Flats stacked one over another, where an upstairs squeak is heard by the neighbour below.

From one of our repairs

New oak strips laid to meet the hall floor

New oak strips are being laid across this room over black underlay paper, working toward the doorway and the finished hall floor. In Sandy Hill’s divided houses, where one flat sits over another, board work like this is done from above, inside the one unit.

Working in Sandy Hill buildings

We establish the era before quoting

A nineteenth-century house and a postwar one need different repairs.

Access planned in advance

If the work needs entry to another unit, the quote says so up front.

Tenant notice respected

Ontario's Residential Tenancies Act requires at least 24 hours' written notice before a landlord enters a rented unit for repairs, so we book around it.

Clear about what we cannot promise

If a slope or crack points to something other than a squeak, we say so rather than overselling a fix.

What a Sandy Hill squeak repair costs

One loose board in a flat, or a noisy tread on a shared stair, sits in the middle tier. Work across a whole floor of a large divided house, or a repair that needs access from the unit below, moves to the subfloor tier. The written quote sets out the access needed as well as the price.

Sandy Hill questions: soil, era and divided houses

Does Sandy Hill's sandy soil cause squeaky floors?

Not in any way we would claim. The neighbourhood is named for its sandy soil, which Kalman and Roaf's 1983 guide Exploring Ottawa describes as making it difficult to erect large buildings. That is a point about foundations for large buildings, not about the floors inside a house. A squeak comes from the floor itself: a board, nail or subfloor connection that has loosened. If we find signs of something structural, such as a floor that slopes noticeably or cracks that keep coming back, we will tell you, because that is a different job from a squeak repair.

Is our Sandy Hill house nineteenth century or postwar?

Laurier Avenue is roughly the dividing line, with the older houses to the north and the postwar ones to the south. The large houses of the Wilbrod Street district, for example, were built from 1870 into the 1920s. The floor construction is different enough that we confirm it on site rather than working from the address, and the quote is written for the floor in your house.

Our Sandy Hill house is divided into units. Does that complicate a floor repair?

It adds coordination rather than difficulty. Access to the space below the floor may mean entering another unit, and in a rented unit Ontario's Residential Tenancies Act requires at least 24 hours' written notice before entry. We set out in the quote exactly what access the repair needs so it can be arranged in advance, and where the unit below cannot be entered, the repair is made from above.
