What actually drives the price of a squeak repair

Two houses with the same complaint can get very different quotes, and it is almost always about access rather than the squeak itself. If the joists can be reached from an unfinished basement, the work is direct and the finished floor is never touched, which is the cheapest scenario. If the ceiling below is finished and the floor above is hardwood, the same repair has to be made through a finished surface and takes longer and more care. The second factor is how many separate connections are moving. Most calls turn out to be two or three specific spots, not a whole room, which is why we price against what actually needs doing rather than by square footage. Stairs are priced differently again, by tread, because each step is its own assembly. The third factor is whether the cause is a connection or a condition. Refastening a panel is a repair. A soft spot from a damaged joist or a water-affected subfloor is a different scope, and we would rather tell you that before quoting than discover it halfway through.

Why will you not give a firm price over the phone?

Because the honest answer depends on things we cannot see down a phone line: whether the joists are reachable from below, what the floor covering is, how many separate connections are moving, and whether it is a squeak or a soft spot. We are happy to give you a realistic range from a description, and we will tell you if it sounds like a simple job. But a firm number before diagnosis is either padded or about to change.

Is the diagnostic visit really free?

Yes, and there is no obligation attached to it. We will identify what is causing the noise and tell you what it would take to fix, in writing. If you decide not to proceed, or to get another quote, that is entirely reasonable and costs you nothing.

Why are stairs priced per tread instead of as one job?

Because each step is a separate assembly with its own tread, riser, wedges and glue blocks, and the work is genuinely proportional to how many of them need attention. Pricing a staircase as a flat job would mean overcharging the customer with two noisy steps to subsidise the one with nine. Per-tread pricing is simply more accurate.
