Thornhill housing, east and west

Yonge Street splits Thornhill by age

Thornhill’s founding date says little about your floor; which side of Yonge Street you live on says more. The village was settled from 1794 by the first Yonge Street settlers, had mills on the Don by 1802, and was a police village from 1931 to 1971, when its administration reverted to Markham and Vaughan. The old village survives as two heritage conservation districts: 82 properties on the Vaughan side, and the Markham-side district approved in 1986, Markham’s first. Around it, the two halves grew at different times. In the 2021 census, the L3T postal area (Thornhill East, in Markham) had 19,830 occupied dwellings, 44.2 per cent built from 1961 to 1980 and 17.5 per cent in the 1980s. The L4J area (Thornhill West, in Vaughan) had 26,250, only 9.0 per cent built before 1981, 33.7 per cent in the 1980s and 36.4 per cent in 2001 or later (Statistics Canada, 2021 Census Profile). Thornhill Woods is part of that newer share: it is Vaughan’s Block 11, whose block plan went to committee in August 2003. So an east-side house typically sits on nailed plywood 45 to 65 years old, a west-side house on sheet subfloor 25 to 45 years old, and a squeak in Thornhill Woods is more likely a construction detail than wear.

From one of our repairs

A board repair in a newer floor

A T-shaped section of boards was cut out of this grey hardwood down to the plywood subfloor, so new boards can be woven in without lifting the rest of the floor. Thornhill’s 1980s and 1990s houses sit on sheet subfloor like this, and a board repair there follows the same steps.

What we check first in a Thornhill house

Which side of Yonge

About half of east-side homes predate 1981; on the west side, fewer than one in ten do, and the subfloor and fasteners differ with that.

Upstairs noise traced at the source

When the squeak is heard downstairs, we find the moving connection upstairs before fixing anything.

Many homes are apartments

36.2 per cent of Thornhill East dwellings are in buildings of five storeys or more, where the floor is usually a concrete slab and a noise is in the flooring layer.

Newer homes: warranty first

If your house is within a year of possession, check Tarion's one-year coverage for squeaks from loose floor connections before paying for a repair.

Access is the main variable in a Thornhill price, and the written quote after your free visit sets the figure. A finished basement under the squeak means working from above, and in an apartment the building's rules on contractors come first.

Thornhill floor questions

Thornhill dates from 1794. Are the houses that old?

Almost none of them. That is when the first Yonge Street settlers arrived, and the old village now survives as two small heritage districts. In the 2021 census only 5.3 per cent of homes in Thornhill East (L3T) and 1.4 per cent in Thornhill West (L4J) were built in 1960 or earlier. Most Thornhill floors are 25 to 65 years old, not centuries.

Is a 1970s Thornhill house old enough to have subfloor problems?

Comfortably. Fifty years of seasonal wood movement is plenty to loosen nailed subfloor connections, and homes of that era commonly used plywood fastened with nails rather than glued and screwed. Houses like this are common on the Markham side: 44.2 per cent of L3T homes date from 1961 to 1980. Two-storey layouts also put bedrooms over living space, which makes any movement more audible.

We live in Thornhill Woods. Would you still come out?

We would, but we would tell you upfront that the diagnosis is different. Thornhill Woods is Vaughan's Block 11, whose block plan only went to committee in 2003, so those homes are roughly twenty years old and any squeak is much more likely to be a construction detail than accumulated wear.
