North York’s floors are mostly mid-century, and unusually well documented. Don Mills is the clearest case: as late as 1950 the area held around twenty farms, E.P. Taylor had assembled two thousand acres by 1952, and it was designed and built out as a model community between 1952 and 1965. That is nailed plywood subfloor over dimensional joists throughout. Willowdale runs a little earlier, with single-family homes ranging from 1910 to 1950s construction, one and two storey pre-war houses plus modest one-and-a-half storey postwar ones. Lawrence Park is older again and slower: assembly began in 1907, but the neighbourhood was interrupted by two world wars and a depression and was only completed in the 1950s, with most homes built between 1910 and the late 1940s. The post-2000 development is concentrated in the Yonge Street towers, not the residential streets.

Is Don Mills housing old enough to have squeak problems?

Comfortably. Don Mills was designed and built out as a model community between 1952 and 1965, which makes the housing sixty to seventy years old. That era used plywood subfloor nailed to the joists rather than glued and screwed, and six decades of seasonal movement is more than enough for those connections to loosen.

Our Willowdale house was rebuilt larger on the original lot. Which era applies?

The new structure, in terms of the floor system, though the site conditions may still matter. Where an older house was replaced rather than renovated, you have modern framing and a modern subfloor, and any squeak is more likely to be a construction detail than age. We look at what is actually under the floor rather than going by the address.

Are Lawrence Park floors different from the rest of North York?

Somewhat. Lawrence Park was assembled from 1907 but its build-out was repeatedly interrupted, so most homes date from between 1910 and the late 1940s and it was only finished in the 1950s. That puts a good share of it earlier than Don Mills, closer to plank subfloor than to nailed plywood.
