Squeaky floor repair in Westboro

Squeaky Floor finds and fixes the loose board, fastener or subfloor connection making the noise in Westboro homes.

Westboro grew along Richmond Road from the late 1800s, was a police village from 1903 and annexed to Ottawa around 1949, and most of its houses were built between 1900 and 1960, though roughly a quarter of the current stock is newer.

Westboro housing, explained

An older core with a genuine layer of new build

Westboro needs an honest caveat that most of Ottawa does not. The older housing here runs from roughly 1900 to 1960, with a lot of former cottage-style residences still standing north of Scott Street and a high share of detached homes, and that stock is squarely in the range where nailed plank and early plywood subfloors have had time to loosen. But Westboro also went through documented gentrification and condominium densification through the 2000s, and around a quarter of the dwellings in the neighbourhood now date from 2001 or later. So we do not assume. A 1920s house off Richmond Road and a 2015 infill build a block away have completely different floor systems, and a squeak in the newer one is usually a construction detail rather than age.

Westboro squeaky floor questions

Is Westboro old housing or new housing?

Both, genuinely. Most Westboro houses were built between 1900 and 1960, but the neighbourhood went through substantial condominium and infill development through the 2000s, and roughly a quarter of the dwellings now date from 2001 or later. That is a much higher share of new stock than most established Ottawa neighbourhoods, which is why we date the building rather than the postcode.

Our Westboro place is a recent build and it already squeaks. Is that normal?

It happens, and it is usually a fastening issue rather than wear. In newer construction a squeak typically means a subfloor fastener missed a joist, a panel was not drawn tight, or a floating floor has shifted at a seam. If the home is new enough it may also be worth checking whether it falls under new home warranty coverage before paying for a repair.

Do the cottage-style houses north of Scott Street need a different approach?

Usually a lighter touch. Those are smaller, lightly framed buildings, so there is less mass to absorb movement and a single loose connection carries further. The repair is the same in principle but we are more careful about how much we disturb, because there is less structure to work with.
