Why Toronto floors squeak more than most

A squeak is a subfloor separating from a joist, so it is fundamentally a question of how old a house is and how it was built. Toronto’s census numbers explain a lot: 29 per cent of the city’s private households are in homes built in 1960 or earlier and 58 per cent in 1980 or earlier, while only 25 per cent were built after 2000. The comparable pre-1960 share for the rest of the Greater Toronto and Hamilton Area is 12 per cent, less than half. On top of that, the dominant older house form here is the two or two and a half storey semi-detached or Foursquare, which puts bedrooms directly over living rooms with a staircase up the middle. Deep old stock plus that geometry is why we get more calls per capita in the old city than anywhere else we work.

Older houses used nailed plank and early plywood subfloors, which loosen over decades in a way that glued and screwed modern construction does not to the same degree.

Is a squeaky floor in a Toronto house a sign of a structural problem?

Usually not. The overwhelming majority of squeaks are a fastening and friction issue: a board free to move slightly against a nail, or a subfloor panel that is not sitting tight on a joist. If we find something on site that points to a larger structural issue we will tell you plainly, but that is the exception rather than the rule.
