Beaverbrook and Katimavik are the two Kanata neighbourhoods worth talking about for floor work, and both are considerably older than Kanata’s reputation suggests. Beaverbrook was Kanata’s first residential neighbourhood, planned by Bill Teron as a garden city community, with the first street developed in 1964. Katimavik followed when Campeau Corporation started the Chimo Drive area between Katimavik and Kakulu roads in the early to mid 1970s, modelled on Teron’s approach, with more building west of Castlefrank and between Kakulu and Hazeldean through the 1980s and early 1990s. In census terms the Katimavik area is remarkable: over ninety per cent of its dwellings predate 1991 and effectively none have been built since 2001. That is a stable stock of forty to sixty year old two storey wood-frame homes on nailed plywood and early sheet subfloor.

Is Kanata not too new to have squeaky floors?

That is a common assumption and the dates do not support it. Beaverbrook's first street was developed in 1964, Katimavik began in the early to mid 1970s, and over ninety per cent of the Katimavik area's dwellings predate 1991 with almost nothing built there since 2001. Homes of forty to sixty years old on nailed subfloor are well within squeak territory.

Our Kanata house is two storeys and we hear every step upstairs. Is that fixable?

Usually, yes, and it is the most common request we get in this area. Two storey homes put bedrooms directly over living space, so movement in the upstairs subfloor is heard clearly below. The fix targets the specific connections that are moving, either from above through the finished floor or from below if the ceiling can be accessed.

Do Beaverbrook and Katimavik houses differ from each other?

Somewhat. Beaverbrook is the older of the two, starting in 1964 as a planned garden city community, while Katimavik's main development ran from the early 1970s into the early 1990s. That decade or more of difference shows up in subfloor material and fastening practice, so we confirm rather than assume.
