Hamilton is, on the numbers, the strongest squeak market in southern Ontario. The city’s own housing needs assessment puts 32.8 per cent of dwellings at 1960 or earlier against an Ontario figure of 22.7 per cent, and in the lower city the concentration is far higher again, with Ward 3 at 74.5 per cent and Ward 4 at 72.3 per cent pre-1961. The Crown Point area is documented right down to the survey: the Kensington survey was registered in 1912 by developer J. Walter Gage, one of fourteen surveys he registered between 1904 and 1911, and the school building dates bracket the build-out precisely from 1911 through 1923. Westdale is a 1920s planned suburb, mostly occupied between 1925 and 1930 and largely complete by 1931. Durand runs from the 1850s to the 1930s. Post-2000 building has been concentrated in downtown high-rises and in Glanbrook, not in this stock.

Older housing means nailed plank and early plywood subfloors that have had far longer to loosen.

How old is Crown Point housing specifically?

Early 1910s in large part. The Kensington survey covering part of Crown Point was registered in 1912 by developer J. Walter Gage, and the surrounding school building dates run from 1911 through to 1923, which brackets the build-out closely. That is genuinely pre-First World War floor construction in much of the area.

Is Westdale different from the rest of Hamilton?

It is a distinct 1920s planned suburb rather than an organic growth area. Most Westdale residents arrived between 1925 and 1930 and the neighbourhood was largely complete by 1931, so the housing is tightly clustered in one decade. It is a little later than Crown Point and considerably later than Durand, which runs back to the 1850s.
